Terms of Use

These terms govern access to a controlled property discovery system. By entering PropNT, you accept a protocol of mediated access, verified identity, and structured intent—not open marketplace rules.

00 — Agreement

PropNT operates as an access control layer for residential property discovery, not a classifieds platform or open marketplace. These Terms constitute a binding agreement between you and PropNT Property Network ("we," "us," "our").

By accessing or using PropNT, you acknowledge that you are entering a system designed for controlled discovery, not free-for-all browsing. The architecture—intent filtering, anonymized supply, mediated contact—is not a feature set. It is the core service.

01 — Definitions

The Lexicon

"Discovery"

The phase where users interact with anonymized property signals through conversational AI, without access to identifying details.

"Intent Qualification"

The process of verifying user seriousness through structured questions, document submission, and timeline confirmation.

"StayBroker"

Verified human mediators who facilitate controlled introductions between qualified seekers and verified providers.

"Provider"

Property owners, operators, or lessors who have submitted verification documents and listed supply signals.

"Seeker"

Individuals or entities searching for residential property, business acquisition, or lease opportunities.

"Silo Protocol"

The technical architecture preventing direct contact between parties until mediation checkpoints are cleared.

02 — Eligibility & Access

Who May Enter

PropNT is available only to individuals who:

  • Are at least 18 years of age
  • Possess valid government-issued identification
  • Can demonstrate legitimate property interest (as seeker or provider)
  • Accept mediation as a mandatory component of contact

We reserve the right to deny access, suspend accounts, or terminate participation without explanation. This is not arbitrary—it is structural. The system requires signal quality over user volume.

03 — The Protocol Rules

Non-Negotiables

PropNT functions only if these rules are universally observed. Violation constitutes breach and grounds for immediate termination.

No Bypass Attempts

Any attempt to circumvent StayBroker mediation—extracting contact details from conversation, using partial information to locate properties independently, or soliciting direct contact before qualification—is prohibited. We monitor for pattern-based bypass attempts.

No Information Extraction

Users may not scrape, harvest, or systematically collect property signals, location data, or conversation patterns. Our supply layer is proprietary and access is personal, not transferable.

No Misrepresentation

False statements during qualification—budget, timeline, identity, purpose—void all protections. We verify selectively but thoroughly. Discovered misrepresentation results in permanent exclusion and potential legal action.

Confidentiality of Mediation

Communications through StayBroker are confidential. Disclosing mediator identities, conversation content, or negotiation details to third parties breaches the trust layer and terminates access.

04 — User Obligations

What You Commit To

As a Seeker

  • Respond to qualification prompts honestly
  • Maintain active status or withdraw intent
  • Respect provider response timelines
  • Complete mediation feedback loops
  • Honor scheduled viewings and meetings

As a Provider

  • Maintain accurate availability status
  • Update property signals within 48 hours of material change
  • Respond to qualified introductions within 24 hours
  • Verify identity documents annually
  • Disclose material defects or encumbrances

05 — StayBroker Relationship

Mediation, Not Intermediation

StayBroker mediators are not agents of either party. They are process controllers with a singular mandate: convert qualified intent into structured transaction opportunities.

Mediators may:

  • Verify documents and identity claims
  • Structure initial conversations and expectations
  • Facilitate physical or virtual property access
  • Document negotiation progress and outcomes
  • Terminate mediation if protocol violations occur

Mediators do not:

  • Represent either party in legal or financial matters
  • Guarantee transaction outcomes or property condition
  • Accept fees from both parties simultaneously (conflict protocol)

06 — Intellectual Property

What We Own

PropNT retains all rights to:

  • Platform architecture, interface design, and user experience flows
  • Aggregated intent signals and matching algorithms
  • Anonymized data patterns derived from system usage
  • The Silo Protocol and tiered access methodology

Users retain rights to their original content (property descriptions, requirements) but grant PropNT a perpetual license to use this content for platform operation, improvement, and anonymized aggregation.

07 — Liability & Risk

What We Are Not

Critical Acknowledgment

PropNT is a discovery and mediation infrastructure, not a party to any transaction. We do not hold deposits, transfer funds, or guarantee property condition, legal title, or transaction completion.

We are not liable for:

  • Accuracy of user-submitted information (subject to verification, not guarantee)
  • Conduct of users outside platform-mediated interactions
  • Market conditions, property value changes, or transaction outcomes
  • Force majeure events affecting system availability
  • Indirect, consequential, or punitive damages

Our maximum liability for any claim is limited to the amount paid to PropNT in the 12 months preceding the incident, or ₹10,000, whichever is less.

08 — Termination

Exit Protocol

Either party may terminate this agreement:

  • User: immediate, via account deletion request
  • PropNT: with 30 days notice, or immediately for protocol violations

Upon termination:

  • All access credentials are revoked
  • Active mediations are transferred or closed per stage
  • Data retention follows Privacy Protocol schedules
  • Survival clauses (liability, confidentiality) remain in force

09 — Dispute Resolution

Conflict Architecture

Disputes between users and PropNT:

  1. Informal resolution through designated support channel (14 days)
  2. Mediation by independent third party (Bangalore, English language)
  3. Binding arbitration under Indian Arbitration Act, 1996

Disputes between users (seeker vs. provider):

PropNT is not a party. StayBroker mediation records may be provided to authorized dispute resolution bodies. Users agree to attempt good-faith resolution before formal proceedings.

Jurisdiction: Courts at Bangalore, India. Governing law: Republic of India.

10 — Modifications

Evolution

We may modify these terms to reflect system evolution, regulatory requirements, or operational learning. Material changes are notified 30 days in advance via email and platform notice. Continued use constitutes acceptance. Archived versions available upon request.
